The firm has majority ownership of Forestar Group, a publicly traded residential lot development company. D.R. Horton's headquarters are in Arlington, Texas.

View on StockTwits ↗$SPY $TOL $DHI Put these two charts side by side. Wonder why homes aren’t selling? Some people will say it’s because of interest rates. That’s far from the facts. A 30 year mortgage in the 6-7% range is perfectly normal. The issue is home values. The government definitely doesn’t want home values to fall. They can’t afford deflation. Local governments depend on those taxes. I can tell you now, get use to 6% mortgages. I don’t care what the FED does. Mortgage rates won’t fall to 4.5-5% until a named recession occurs. About 1-2 years ago, I thought the FED was going to be able to get the FED rate down to 3% which would have allowed 5% mortgages, but inflation has been very persistent. I still believe home values have to fall because wages aren’t going to catch these elevated prices. The next housing expansion occurs after the next recession has concluded. Named Recession from mid 2027-2028. FED drops rates to 1-2% Home builders get busy again into the 2030’s.
