This Real Estate Investment Trust (REIT) focuses on purchasing specialized industrial and retail properties across the United States, which are then leased to highly experienced, top-tier, and creditworthy state-licensed operators for their regulated cannabis facilities (referred to as 'Licensed Facilities'). Its acquisition strategy primarily involves sale-leaseback transactions, through which it provides triple net leases for an intended duration of 10 to 15 years, actively seeking annual rental rate increases. The REIT's investment portfolio will exclusively comprise Licensed Facilities within the U.S., targeting a specific allocation of 80% to cultivation, growing, and processing sites, and the remaining 20% to retail/dispensary locations. Operational oversight is provided by an internally managed, vertically integrated team. This team consists of seasoned real estate and cannabis professionals, bringing a comprehensive skill set to real estate investment management. Their expertise spans areas such as property acquisitions, financial underwriting, capital financing, ongoing asset and property management, operational efficiency, development and redevelopment initiatives, accounting practices, and regulatory compliance.
