Innovative Industrial Properties Inc is a real estate investment trust focused on the acquisition, ownership and management of specialized industrial and commercial properties in the United States. Its properties are prominently leased to state-licensed operators for their regulated cannabis facilities. The company conducts its business through a traditional umbrella partnership real estate investment trust, or UPREIT structure, in which properties are owned by its Operating Partnership, directly or through subsidiaries. Its segments are: Cannabis Portfolio and Life Science Portfolio, with the majority of revenue coming from the Cannabis Portfolio segment, which involves acquiring, developing, and leasing real estate to regulated cannabis operators on long-term triple-net leases.

$IIPR now we are starting to pick up speed. -10% since erings and still dropping. Rate raises will push this to the $30s and S3 delays will put more tenants in financial trouble.

View on StockTwits ↗$IIPR Q2 is being misread. Soft revenue of $63.3M reflects the temporary lag from tenant transitions and re-leasing, not structural demand destruction. AFFO of $1.83 still covers the $1.90 dividend on a cash basis. The sequential decline is more than offset by the $402.5M refinancing, full $270M IQHQ funding, 1.47M share repurchase, and liquidity expansion to nearly $300M. Net debt remains conservative at 14.2% of gross assets. Residual receivership exposure is already converting into stronger leases — the Curaleaf full-building replacement shows the portfolio is rotating toward higher-quality operators rather than taking permanent impairment. Disposition losses are discrete and non-recurring. The equity has been priced as if the balance sheet and cash-flow durability were deteriorating. This quarter shows the opposite: leverage reduced, duration extended, and capital quality improved. With the credit profile repaired and the tenant base de-risked, the stock moves higher from here.

Soft revenue is temporary noise against the real progress. They meaningfully strengthened the balance sheet this quarter — liquidity now nearly $300M, 2026 maturity refinanced, 1.47M shares bought back, and the full $270M IQHQ commitment fully funded. Curaleaf lease is another positive step on the re-leasing front. Stock has been sold off hard on narrative while the company keeps executing. This print should help drive the price higher from here.
