It invests in residential mortgage assets to generate current yields and risk-adjusted total returns for its stockholders over the long term, through dividend distributions and secondarily through capital appreciation. The company's reportable segments include investments in Residential mortgage-backed securities (RMBS), Investments in Servicing Related Assets, and All Others. It generates maximum revenue from the RMBS segment in the form of Interest income earned for servicing mortgage loans.

$MITT because MITT’s stock is currently trading at a huge discount to book, the fact that MITT is using stock rather than taking on a large amount of corporate debt is strategically important. My bottom line At $6.32, I would characterize MITT as: Current price: ~$6.32 Current book: $10.00 Estimated post-merger book: ~$9.40–$9.70 Current P/B: 0.63× current book Potential normalized P/B: 0.80–0.95× My base-case value: **$7.50–$8.75** Bull case: $9–$10.50+ The biggest catalyst isn’t the increase in float. It’s whether MITT can demonstrate that the enlarged equity base + $CHMI MSR business + $7–9M of synergies actually produce higher EAD per share. If they do, the current ~0.63× book valuation looks very cheap!

View on StockTwits ↗$MITT My price-target framework $CHMI I’d divide it into three scenario: 🔴 Bear case: $5.50–$6.50 The market continues assigning MITT ~0.60–0.70× book. This could happen if: * Book value gets hit by mortgage-market volatility * EAD remains around $0.24 * Investors don’t believe the synergy story * MITT remains heavily discounted relative to book At today’s $6.32, we are fairly close to this scenario. 🟡 Base case: $7.50–$8.75 The merger closes successfully, book value stabilizes around $9.50+, and EAD rises toward $0.27–$0.30. MITT trades around 0.80–0.90× book. This is my most reasonable 12–18 month range right now. 🟢 Bull case: $9.00–$10.50+ The combined company demonstrates meaningful EAD accretion, MSR earnings perform well, synergies materialize, and the market begins valuing MITT closer to book. At 0.95–1.10× a ~$9.55 book value: $9.07–$10.51 That’s a very different valuation from today’s $6.32.
View on StockTwits ↗$MITT The market reaction is a knee jerk and a buying op. I almost NEVER buy mreit commons, and couldn't pass this one up after crunching the numbers myself. I'm coming up with NII around .30 after the combination with minimal dilution. That will keep the .24c dividend well covered, even open it for a raise, (though I hope they don't), and the synergies are nice even though I estimated them lower than management did. What IS very smart here, is the MSR portfolio over at $CHMI which gives them an automatic hedge for higher rates and a fantastic income stream in this "higher for longer" regime. At least until something breaks. It is actually a pretty smart merger and I have always found $MITT management to be very astute and run their business in a conservative and smart fashion. My numbers put a fair value of the company post merger at around 7.65 on a very conservative basis, and that's with book value around 9.65. Realistically, it will pop back over $8, fairly soon. 6 mos.
